Enhancing Your Property’s Value Through Eco-Friendly Updates

As concerns about climate change and environmental impacts continue to grow worldwide, many Australians have become switched on to installing green technology into their homes to reduce their carbon footprints.
While doing this is great for the environment, it can also add value to your property’s value, which is a good result if you are thinking of listing real estate for sale.
The improvements that you add to your home – whether green or not – can push up the price of your property and result in you getting more than you paid for it.
If you are thinking of listing houses for sale, but wish to add value to them beforehand, here are some ideas that you may want to consider.

Water usage

In many parts of Australia, water can be a precious asset especially in areas that suffer from droughts and need to rely on tank systems.
Therefore, it’s a good idea to have a great water system in place to ensure that all precautions are taken to not waste any of it.
For instance, you could install a rainwater tank system that collects water from your roof and treats it for use. This has its many benefits, as rainwater is free and it is plentiful during the wetter seasons.
It also means that you will have a personal water supply to use at your own discretion during water restriction periods.
Another option is to install a greywater system, which collects wastewater from various sources around the home. This might be from the bath, shower, or laundry.
The water that is collected is then treated and can be used indoors or outdoors for a variety of actions, such as watering plants or in the toilet. It depends on the treatment and filtration system that you have installed.

Heating systems

Electricity bills are a necessity for everyone, but power prices continue to rise gradually. These can be a major part of a household’s expenditure and can total to hundreds of dollars per month.
However, to add value to your property you could install a green heating system to keep power bills down.
Energy efficient heat pumps are a great choice, as they offer both heating and cooling at a lower price. It’s best to place these in areas that see the most use, such as lounges, dining rooms or bedrooms.
You may also want to look into the option of re-insulating your home, particularly if it is an old property. Doing this will help to keep the heat inside the house during winter months, and protect the home from getting overheated during summer.
Water heating costs can also be reduced by installing a good heat pump hot water system. These are air-sourced and keep water warm by using heat from the air or ground.

Solar power

Another way to add value to your property is to add solar panels to the roof. These can be used to harness the sun’s rays to power heating systems, lights or just for general electricity use.
Although these can be expensive to install there are a number of government incentives that you can access.
For example, through the Small-scale Renewable Energy Scheme, homeowners are able to receive help to cover the costs of purchasing a small renewable energy system. This covers solar, hydro and wind power systems.
These are all good ways to add value to your home, while at the same time doing your part for your environment. But before you commit to any of these projects, it’s important to ensure that you manage your costs appropriately.
